T&Cs:

Promotion Package Terms and Conditions

1. The Parties

1.1 The Offeror is TH FI Phase 2 Nominee 1 Limited and TH FI Phase 2 Nominee 2 Limited both of 4 Stable Street, London N1C 4AB, acting as joint trustees for and on behalf of TH FI Phase 2 Limited Partnership and / or any agent acting on its behalf.

1.2 The Offeree is the tenant(s), or prospective tenant(s) or former tenant(s), as the case may be, under an assured periodic tenancy entered into by the Offeror (as landlord) and the Offeree (as tenant(s)).

2. The Promotion Package

2.1 Terms 2.2, 2.3 and 2.4 are separately and together, as the case may be, referred to as the "Promotion Package".

2.2 50% Rent Waiver (Three Months)
   (a) New tenancies, at Ferry Island West Apartments will benefit from a time-limited waiver of 50% of the monthly rent due for the first three full calendar months of the tenancy, PROVIDED THAT the term of the tenancy agreement starts within 6 weeks of:
       (i) the first viewing by or on behalf of the Offeree; or
(ii) the payment of the holding deposit,
       whichever is sooner.
   (b) The 50% rent waiver will apply in relation to the premises demised under the tenancy agreement, not to each tenant listed in the tenancy agreement.
   (c) This promotion will operate as a waiver by the Offeror of the Offeree's obligation under the tenancy agreement to pay the full rent due as follows:
       (i) if your tenancy starts on the first day of a month, in each of the first three calendar months of the term, the offeror will waive 50% of the rent due;
(ii) If your tenancy starts part-way through a calendar month, in respect of each of the first three full calendar months of the tenancy, commencing on the first day of the following calendar month, the Offeror will waive an amount equal to 50% of the monthly Rent stated in the tenancy agreement.  If, in relation to the first full calendar month of the tenancy, the amount waived exceeds the rent payable for that month, the balance of the waiver will be applied against the rent payable for the following calendar month. No part of the waiver will be paid to the Offeree in cash.

Example: move-in date of 5 June

First rent payment (before move in) - one full month's rent covering 5 June - 4 July
Second rent payment (due on 1 July) - a pro-rata rent payment covering 5 July - 31 July.  Please note this payment falls due before your first rental period has ended, this aligns your account with our standard monthly collection cycle.  This will be the first full calendar month of the tenancy and the month in respect of which the first 50% rent waiver is applied.  The waiver will first be applied against the pro-rata rent payment due for July.  If the amount of the waiver exceeds that payment, the balance of the waiver will be applied against the rent due for August and will not be paid to you in cash.
The 50% rent waiver would therefore apply in respect of the first three full calendar months of the tenancy, being July, August, and September.

   (d) The 50% rent waiver promotion offer is a "one off" offer. No tenant will be eligible to benefit from a 50% rent waiver more than once.
   (e)  No tenant will be eligible to benefit from both the 50% rent waiver and the welcome voucher, whether at the same time or on separate occasions. No tenant will be eligible to benefit from the rent waiver and any other discount concession or offer (except for the rent credit following a tenancy referral in accordance with these terms and conditions, if applicable). No tenant will be eligible to benefit from the rent waiver multiple times, even if under different tenancies or with different joint tenants.
   (f) The tenant must be a new tenant and must not already be, or have been, in occupation of any premises let or owned by the Offeror or any associated company.
   (g) The process to apply for the rent waiver is set out at paragraph 5 below.

2.3 Tenancy Referral Rent Credit
   (a) Existing tenants will be eligible to claim a rent credit of £1,500 (for the avoidance of doubt subject to paragraph 7.2), following a successful tenancy referral.
   (b) A tenancy referral will be successful once the referred tenant has passed any required pre-tenancy checks and enters into a new assured periodic tenancy with the Offeror and takes up occupation of the relevant premises.
   (c) The referred tenant must be a new tenant and must not already be, or have been, in occupation of any premises let or owned by the Offeror or an associated company.
   (d) The rent credit will be applied to the existing tenant's tenancy at the start of the third month of the term of the referred tenancy. The rent credit will be applied in relation to the premises demised under the tenancy agreement, not to the individual tenant.
   (e) Tenants may be eligible to benefit from the rent credit for each successful tenancy referral.
   (f) Only one tenant will be eligible to benefit from the rent credit for each referred tenant. If more than one tenant has referred the same tenant, the rent credit will be applied to the existing tenant who applied first (and if multiple applications are received simultaneously, split evenly between them).
   (g) No tenant will be eligible to benefit from both the 50% rent waiver and the welcome voucher, whether at the same time or on separate occasions.
   (h) The process to apply for a tenancy referral is set out at paragraph 5 below.

2.4 Referred Tenants Welcome Voucher
   (a) Referred tenants will be eligible to claim a welcome voucher or gift card with Voucher Express or John Lewis (or such similar multi-choice gift card provider or retailer as the Offeror may select) of £500, following a successful tenancy referral.
   (b) A tenancy referral will be successful once the referred tenant enters into a new assured periodic tenancy with the Offeror and takes up occupation of the relevant premises.
   (c) The referred tenant must be a new tenant and must not already be, or have been, in occupation of any premises let or owned by the Offeror or an associated company.
   (d) The welcome voucher or gift card will be given to the referred tenant once the tenant takes up occupation of the premises.
   (e) No referred tenant will be eligible to benefit from a welcome voucher more than once.
   (f) The process to apply for a tenancy referral is set out at paragraph 5 below.

4. Changes to the Promotion Package

4.1 The Offeror may change or withdraw any part of the Promotion Package, including the amounts offered and the period during which the Promotion Package applies, but only: (a) for a valid reason (for example, where a change is needed to comply with the law, to correct a mistake, or to reflect a change in circumstances beyond the Offeror's control), and (b) after giving the Offeree at lease 14 days' written notice, together with a clear explanation of what is changing and why.

5.2 Tenancy referral (paragraphs 2.3 and 2.4)
   (a) A tenancy referral will not be applied automatically. The existing tenant (referrer) shall make a referral request by email to leasing@ferryislandn17.co.uk before:
       (i) the referred tenant (or another person on the referred tenant's behalf) attending a viewing; and
(ii) a reservation being made in or including the referred tenant's name, whichever is earlier.
   (b) The Offeror may at its discretion make provisions as to the form of the request or the details required to be included in the request to be submitted by the Offeree.
   (c) The Offeror is not responsible for any requests that are lost, misplaced, damaged or not delivered, unless this was caused by the Offeror or someone acting on its behalf.

6. The Tenancy Agreement

6.1 The Promotion Package is provided by the Offeror at its absolute discretion and operates separately from the tenancy agreement.

6.2 The Promotion Package shall not constitute a variation, or in any way affect the terms, of the tenancy agreement entered into by the Offeror and the Offeree, the terms of which shall continue in full force and effect.

6.3 For the avoidance of doubt, the Promotion Package shall not be treated in any way as reducing or changing the sums payable, including the Rent, by the Offeree under the tenancy agreement.

7. General Exclusions

   (f) In the case of the rent credit, where either tenant (the referrer or the referee) has vacated and / or given notice to terminate their tenancy agreement. 7.2 If an Exclusion applies, the Offeror may revoke and stop applying the Promotion Package from that point onwards.

7.3 For the avoidance of doubt, where the Offeree comprises multiple tenants, the Promotion Package will not apply if an Exclusion is met by one or more of those tenants.
